Amarr Weather Seal Replacement: The Miami Owner’s Guide

We stock and install Amarr-compatible weather seal replacement throughout Miami, with most jobs running $95 – $185 installed, parts and labor included. Same-day service is available in most neighborhoods from Coral Gables up through Aventura. Most homeowners discover the seal has failed the morning after a heavy storm, when they step into the garage and find a dark water line running across the floor near the door, or when they notice daylight peeking under the bottom panel after the door closes.

The weather seal, often called the astragal or bottom seal, is the flexible rubber strip that runs along the bottom edge of your Amarr door. It is the only thing standing between your garage floor and the rain, leaves, dirt, and bugs that Miami pushes against every door all year. When it goes, it goes quietly, and the damage starts small: a damp corner, a musty smell, then warped baseboards or rust on tool chests.

Which Amarr Models This Applies To

Amarr builds doors under several series names, and the weather seal situation is not one-size-fits-all. The most common residential lines we service in Miami are the Heritage, Lincoln, Stratford, and Classica collections, plus the builder-grade Olympus and Hillcrest lines still on thousands of homes in Doral and Kendall. Each series uses a slightly different bottom retainer, the aluminum or steel channel that holds the rubber seal, and the seal profile has to match that channel or it will not stay seated.

Here is the compatibility gotcha we see weekly: Amarr changed retainer profiles on some models around 2012, and a seal made for a pre-2012 Heritage door will rattle loose on a newer Lincoln door even if the door width is identical. Bring us a photo of the retainer end profile, or a small cut of the old seal, and we will match it before we leave the shop. We carry a range of T-style, bead-style, and bulb-style Amarr-compatible seals on our trucks, plus several aftermarket profiles that match Amarr retainers at a lower cost. Aftermarket seals work well when the profile matches; OEM Amarr seals are the safer bet for doors under warranty.

Signs Your Amarr Weather Seal Replacement Is Failing

  • Water pooling near the door after rain. The seal has compressed or torn and no longer meets the floor evenly. On Miami’s frequent afternoon downpours, even a quarter-inch gap moves a surprising amount of water into the garage.
  • Daylight visible under the closed door. If you can see light from inside the garage, bugs and moisture can find the same opening. This is the easiest check on a sunny morning.
  • Leaves, dirt, or dust accumulating just inside the door. The seal is supposed to sweep debris outward as the door closes. When it is stiff or cracked, it rides over the debris instead.
  • The rubber feels brittle or shows cracks when you flex it. Miami’s heat and humidity harden rubber faster than a dry climate would. A seal that was soft when installed in 2018 can be as stiff as PVC by 2024.
  • The seal has pulled loose from the retainer at one end. This typically means the retainer channel is bent or the seal profile was never a perfect match to begin with. We fix both issues in one visit.

Replacement Cost & What’s Included

For most single and double Amarr doors in Miami, expect to pay $95 – $185 installed. A standard single door (8 feet or 9 feet wide) with a common T-style or bulb seal typically lands between $95 – $130. Wider doors or thicker profiles with multiple ridges for better water resistance run $140 – $185. If the retainer itself is bent or corroded, we replace that too, which adds roughly $35 – $60 depending on length.

Every price is written down before we touch the door, so the number we quote is the number on the invoice. The 365-Day Done Right Promise covers the seal and the installation: if the seal fails within a year, we come back and replace it at no charge. That guarantee is in writing, not just said at the door.

DIY or Call Us?

This is one of the easier garage door parts to work on, but there is a real gap between “possible” and “worth it.” If your seal is a simple slide-out type and the retainer is straight, you can pull the old rubber and slide in a new one in about 20 minutes. The catch is matching the profile. A seal that is too loose falls out the first time the door cycles; one that is too tight will kink and leave gaps at the corners. We see both after every big-box sale weekend.

If the retainer is bent, if the door closes unevenly, or if you are not certain which Amarr profile you need, call us. We match the seal, install it, and confirm the door closes square before we leave. Call (850) 673-0645 for a free estimate.
