Torsion Spring Failure in Coconut Grove

BeforeBeforeAfterAfter
Snapped torsion spring on a two-car garage door in Coconut Grove. Left: before. Right: after same-day replacement.

The torsion spring – the heavy coil mounted above the door that handles most of the lifting weight – had snapped clean through on a Saturday morning. The homeowner heard it from inside the house, which is how most people describe it. We replaced both springs as a matched pair, re-balanced the door, and had it opening smoothly in about two hours. The new springs are rated for 10,000 cycles, which for most Miami households is roughly four to five years of daily use.

Opener Motor Burnout in Kendall

BeforeBeforeAfterAfter
Dead opener motor in Kendall. Left: the unit that stopped responding. Right: new LiftMaster opener installed and programmed.

The opener would hum but not move. In this case the motor capacitor had given out after years of Miami humidity working through the vent slots. We installed a new LiftMaster with a DC motor, which runs noticeably quieter than the older AC units, and re-programmed the travel limits so the door doesn’t slam into the concrete. The homeowner’s two remotes and the keypad outside were all synced before we left. A limit switch adjustment took about four minutes – most homeowners expect that to be a much bigger job than it is.

Sagging Extension Springs in Little Havana

BeforeBeforeAfterAfter
Sagging extension springs in Little Havana. Left: before, with the door drifting and uneven. Right: after new springs and cable replacement.

This door would start to close, then jerk and hang about a foot from the ground. The extension springs on both sides had stretched unevenly, which threw the cable tension off. We replaced the springs, the cables, and the safety cable that runs through the center of each spring – that’s the one that keeps a broken spring from flying across the garage. The door now closes level and holds its position without drifting.

Panel Damage from Hurricane Season Winds in Cutler Bay

Technician performing garage door spring repair and maintenance
Dented lower panel from storm debris in Cutler Bay. Left: before. Right: after matching panel replacement and re-alignment.

A piece of yard furniture caught the lower right panel during a summer storm and put a crease right across the embossed steel. The door still worked, but the crease put stress on the hinges and the panel was starting to pull away from the rail. We sourced a replacement panel from Amarr to match the existing color and texture, swapped it in, and re-set the hinge alignment. Most single-panel damage like this doesn’t require a full door replacement, which saves real money.

Track Misalignment in Hialeah

Technician checking garage door track alignment with a level
Bent vertical track in Hialeah. Left: door binding halfway up. Right: track realigned, rollers replaced, door moving freely.

The door would bind about halfway up and make a grinding noise that got worse every week. The vertical track on one side had pulled away from the wall, likely from repeated impact over years. We re-anchored the track, replaced a worn roller set, and re-set the full travel path. The grinding is gone. This fix cost under three hundred dollars, but left alone it would have eventually pulled the track free and dropped the whole door off its rollers.

Rotted Bottom Seal in Brickell

Technician performing garage door roller replacement and repair service
Rotted bottom seal in Brickell. Left: daylight and bugs coming in under the door. Right: new seal installed, floor protection restored.

This one was quieter than the others – no visible problem unless you looked closely at the bottom edge. The homeowner noticed ants getting in and a dark water line forming along the inside of the door. The rubber bottom seal had rotted through in several spots. We pulled the old seal, replaced it with a heavy-duty vinyl strip, and adjusted the door’s closed position so it lands tightly on the threshold. Small fix, but it stops the water, the bugs, and the dust.
